Yes. If you're a veteran or military member selling a home in Snohomish County, Washington, there may be a real estate giveback available through the NewDay Salute Program.
Through NewDay Real Estate Solutions, eligible military members and veterans may receive a giveback equal to 20% of Annette Stoddard's earned real estate compensation when they sell an eligible home with NewDay.
The benefit is applied at closing when approved and properly disclosed through the transaction. It's subject to lender, escrow, brokerage, and transaction approval and is available only upon successful closing and funding.
And receiving a potential giveback doesn't mean giving up full-service seller representation.
You still receive guidance, professional marketing, negotiation, resources, communication, and support throughout your sale.
I'm Annette Stoddard, a real estate agent with NewDay Real Estate Solutions helping military members, veterans, buyers, and sellers throughout Snohomish County, Washington.
Serving military members and veterans is personal to me.
The NewDay Salute Program is one way I can give something back when helping you make your next move.
Here's what veteran homeowners should know before selling.
A real estate giveback is a benefit connected with an eligible real estate transaction.
Under the NewDay Salute Program, eligible military members and veterans may receive a giveback equal to:
20% of Annette Stoddard's earned real estate compensation from the transaction.
There's an important distinction here.
It's not 20% of your home's selling price.
It's based on Annette's earned real estate compensation from your eligible transaction.
Because compensation and transactions can vary, the actual dollar amount of a potential giveback can vary too.
That's why your individual transaction needs to be reviewed rather than assuming a particular dollar amount.
Here's a hypothetical example just to make the calculation easier to understand.
Suppose Annette's earned real estate compensation from an eligible transaction were $10,000.
Twenty percent of $10,000 would be $2,000.
If the earned compensation were $15,000, 20% would be $3,000.
Those are only mathematical examples.
They aren't quotes or promises about what you'll receive.
Your actual potential benefit depends on the earned real estate compensation from your eligible transaction and remains subject to the program's approval requirements.
The important point is:
The giveback is calculated from Annette's earned real estate compensation—not your home's sale price.
The NewDay Salute Program benefit is applied at closing when approved and properly disclosed through the transaction.
It's available only upon successful closing and funding.
That means you don't receive the giveback simply because you decide to list your home.
You don't receive it when the property goes on the market.
And you don't receive it simply because you accept an offer.
The benefit is tied to an eligible transaction that successfully reaches closing and funding.
No.
I want to be very clear about that.
The NewDay Salute Program is subject to:
Lender approval.
Escrow approval.
Brokerage approval.
Transaction approval.
It also requires a successful closing and funding.
Because every transaction can be different, the potential benefit needs to be reviewed and properly disclosed.
That's why it's better to discuss the Salute Program before listing rather than waiting until the closing process.
If you're a military member or veteran considering selling real estate, it's worth asking whether your transaction may qualify.
You might be:
Selling your longtime home.
Relocating.
Downsizing.
Upsizing.
Moving closer to family.
Leaving Washington.
Moving elsewhere in Snohomish County.
Selling before retirement.
Selling and purchasing another property.
Or simply ready for a change.
You don't need to know whether you qualify before contacting me.
Start by telling me you're interested.
Then we can review the program in the context of your actual transaction.
No.
This is especially important for sellers.
A giveback doesn't help very much if your home isn't properly prepared, positioned, marketed, and negotiated.
The NewDay Salute Program is designed to provide a potential benefit while maintaining full-service representation.
That means the focus remains on successfully selling your property.
Depending on your home and situation, that can include:
Property evaluation.
Pricing guidance.
Preparation recommendations.
Professional marketing.
Showing strategy.
Offer evaluation.
Negotiation.
Transaction coordination.
Professional resources.
Communication.
And guidance through closing.
The Salute Program is an additional potential benefit.
It isn't a replacement for the work involved in selling your home.
Before focusing on a giveback, let's first understand the bigger number:
What could your home reasonably sell for in today's market?
This requires more than entering your address into an automated valuation website.
Automated estimates don't walk through your house.
They don't necessarily understand your updates.
They may not recognize deferred maintenance.
They don't know your motivation or timeline.
And they may not accurately account for differences between your property and nearby homes.
I want to look at:
Your home's location.
Property type.
Size.
Condition.
Updates.
Lot.
Recent comparable sales.
Current competing listings.
Pending sales when relevant.
And current buyer behavior.
Then we can discuss a realistic pricing range and selling strategy.
Veteran sellers sometimes focus heavily on the home's estimated sale price.
But there's another number that's usually more important:
Your estimated net proceeds.
Your sale price isn't necessarily what you walk away with.
Depending on the transaction, there may be:
Mortgage payoff.
Real estate compensation.
Closing expenses.
Applicable taxes or assessments.
Repair expenses.
Buyer concessions.
Other transaction-specific costs.
And potentially an approved NewDay Salute Program giveback.
Understanding the complete picture can help you decide whether selling makes sense.
The NewDay Salute Program can provide a meaningful potential benefit.
But it shouldn't be the reason you sell your house.
Selling should make sense based on your broader situation.
Ask:
Why do I want to move?
Where am I going?
What is my current home worth?
How much equity do I have?
What might I net?
What would my next housing situation cost?
What's my timeline?
Those questions come first.
Then we determine how the Salute Program may fit into the transaction.
Don't immediately start renovating.
This is one of the easiest ways sellers spend money unnecessarily.
Instead, have the property evaluated first.
We can separate potential preparation into a few categories.
These may be issues likely to affect the property's marketability or buyer perception.
Cleaning, decluttering, landscaping, paint, or other relatively straightforward work may sometimes make a noticeable difference.
Some projects might improve the home but not necessarily produce enough additional value to justify their cost.
Not every dated feature needs to be replaced.
Sometimes pricing appropriately is more sensible than completing a major renovation.
The right answer depends on your property.
Sometimes.
But not automatically.
Suppose you're considering spending $40,000 updating a kitchen.
Will buyers pay at least $40,000 more because of that renovation?
Maybe.
Maybe not.
What if the improvement delays your move by three months?
What if buyers in your price range would rather choose their own finishes?
What if smaller improvements could create most of the presentation benefit for far less money?
Those are the questions we should answer before starting major projects.
The same way any seller should:
Based on the property, current competition, comparable evidence, and your goals.
Your veteran status doesn't change what the market will pay for the house.
The NewDay Salute Program doesn't change that either.
Pricing too high because you "want room to negotiate" can sometimes work against you.
Buyers may simply choose another property.
Then the home sits.
Eventually you reduce the price.
Now buyers see a property with more days on market and a price reduction.
A strong pricing strategy begins with evidence.
Marketing should make it easy for potential buyers to understand what your property offers.
Depending on the property and strategy, that can involve:
Professional presentation.
Photography.
Property descriptions.
Online exposure.
MLS marketing.
Showing coordination.
Agent communication.
Highlighting relevant property features.
And making important property information accessible.
Different homes need different strategies.
A condo in Lynnwood shouldn't necessarily be marketed exactly like a home on acreage near Snohomish.
The strategy should fit the property and likely buyer.
Price matters.
But price isn't the only term that matters.
We should evaluate the complete offer.
That can include:
Purchase price.
Financing.
Earnest money.
Contingencies.
Requested seller concessions.
Inspection terms.
Closing date.
Possession.
And other transaction-specific conditions.
Imagine two offers.
One is slightly higher but contains terms that create more uncertainty.
The other is slightly lower but may better fit your timing and priorities.
I'm not going to make that decision for you.
My role is to help you understand the differences so you can decide which offer works best for your situation.
Then we evaluate it as part of the complete offer.
Don't look only at the requested concession.
Look at the overall economics and terms.
What is the purchase price?
What does the buyer want?
What might your estimated net look like?
How strong is the rest of the offer?
What other buyer interest exists?
Sometimes negotiating a concession may help move a strong transaction forward.
Other times it may not make sense.
The answer depends on the offer.
Then timing may become one of your biggest priorities.
You may need to coordinate:
Preparing the house.
Listing.
Showings.
Your physical move.
Your next home.
Closing.
And potentially moving out of Washington.
Tell me about your timeline early.
A seller who needs to leave in 30 days may need a different strategy from someone who can move at any time during the next six months.
Then your equity may become part of the next purchase.
Before shopping seriously, let's understand the current home.
What could it reasonably sell for?
What's your approximate mortgage payoff?
What selling expenses should we anticipate?
What might your estimated proceeds look like?
Do you need those proceeds for your next purchase?
Do you need to sell first?
Those questions can affect the purchase strategy.
If you're an eligible military member or veteran, we can also discuss how the NewDay Salute Program may apply as part of your broader move.
You may still own a property here even though you no longer live locally.
That happens.
Maybe you kept the house after relocating.
Maybe it's currently rented.
Maybe it's vacant.
Maybe family members are living there.
Start by telling me the situation.
Then we can discuss access, condition, occupancy, preparation, timeline, and the logistics involved in selling.
Don't assume you have to be physically present in Snohomish County before starting the conversation.
An inherited property can involve additional estate, title, probate, tax, and legal considerations.
That's an area where you may need appropriate legal or tax professionals in addition to a real estate agent.
My role is to help with the real estate side of the transaction.
I can help evaluate the property, discuss preparation and market positioning, and develop a selling strategy when the appropriate parties have established that the property can be sold.
Don't rely on a general real estate article for legal or tax advice about an inherited property.
You still have options.
Selling doesn't automatically require making the home perfect.
Depending on the property, market, budget, and timeline, we might consider:
Completing selected repairs.
Making basic presentation improvements.
Doing more substantial preparation.
Or marketing the property in its current condition with appropriate pricing and disclosure.
Let's evaluate the home before deciding.
Imagine you're a veteran who has owned your home for 18 years.
Your children have moved out, and the house is now more space than you want.
You'd like something smaller.
Before listing, we determine:
What your current home may be worth.
What preparation makes sense.
Your approximate selling expenses.
Your potential equity.
Where you might move.
And your timeline.
You also ask about the NewDay Salute Program.
Now we can discuss the potential giveback as part of the complete selling plan instead of looking at it in isolation.
Suppose you're moving to another state for a new opportunity.
You need to sell your Snohomish County home, but timing matters more than squeezing out every theoretical dollar.
We create the plan around that reality.
Maybe you need a particular closing window.
Maybe you want to be moved before showings begin.
Maybe you'll need to coordinate the transaction remotely.
Those details influence the strategy.
The Salute Program can provide an additional potential benefit if you're eligible, but the primary goal remains executing the move successfully.
Imagine you're selling a Lynnwood property and hoping to buy in Lake Stevens.
You've built substantial equity.
Now the sale and purchase are connected.
We need to understand:
How much equity may be available.
Whether you need to sell before purchasing.
What happens if you sell first.
What happens if you find the next home first.
And how much overlap you're comfortable managing.
The best plan isn't simply:
"List the house and see what happens."
It's coordinating the two transactions before either one creates unnecessary pressure.
It's not.
The potential benefit is equal to 20% of Annette's earned real estate compensation from an eligible transaction.
The program is subject to lender, escrow, brokerage, and transaction approval and successful closing and funding.
Discuss it early.
Some improvements may not be necessary.
Your property needs to be evaluated in the context of the current market.
The market may answer by giving you very few showings.
Terms matter too.
If you're buying after selling, plan the transactions together.
You don't need to be ready to list tomorrow.
The first conversation can simply answer:
What is the home?
Why are you considering selling?
What's your timeline?
Where are you going next?
What condition is the property in?
And are you interested in the NewDay Salute Program?
From there, we can determine what information you need before making a decision.
Start with current evidence.
Don't confuse sale price with proceeds.
Get advice before spending significant money.
Your next move affects your current strategy.
If you're a military member or veteran, ask early so the potential benefit can be reviewed appropriately.
Yes, eligible military members and veterans may receive a real estate giveback through the NewDay Salute Program when selling with NewDay Real Estate Solutions.
The potential benefit equals 20% of Annette Stoddard's earned real estate compensation from the eligible transaction.
It's not 20% of the home's sale price.
The benefit is applied at closing when approved and properly disclosed.
The program is subject to lender, escrow, brokerage, and transaction approval and is available only upon successful closing and funding.
And you still receive full-service seller representation.
That's the important part.
The NewDay Salute Program isn't intended to replace a strong real estate strategy.
It's designed to provide an additional potential benefit while you receive the guidance, marketing, negotiation, and communication needed to sell your home.
Eligible military members and veterans selling with NewDay Real Estate Solutions may receive a giveback through the NewDay Salute Program, subject to program and transaction requirements.

No. It's calculated from Annette's earned real estate compensation, not your home's sale price.
When approved and properly disclosed, the benefit is applied through the transaction at closing. It is available only upon successful closing and funding.
No. The program is subject to lender, escrow, brokerage, and transaction approval.
No. NewDay states that participating clients still receive full-service representation, including professional marketing, guidance, negotiation, resources, and communication.
Yes. An early conversation can help you understand your property's market position, preparation needs, timeline, and the potential Salute Program benefit before you make a final selling decision.
You don't need to start by committing to a listing.
Start by understanding your options.
